Ed, you're crazy! Doing that would ruin the surrounding community, IMO. Whatever goes in there, whether it be commercial or residential, should try and maintain as much of the fabric of the campus as possible. Besides, half the campus is in an historically significant area of Haverhill, so levelling it isn't an option regardless of how much $$$ you have.
and you only need a deposit of $500,000 to get started! :p
