I wonder if the usual "renter's laws" apply here? Most places require a landlord to give at LEAST 30 days notice of eviction to their tenants. My brother had a house rented out to 2 losers in Portsmouth VA that took him 6 months to get them evicted because of the maze of legal complications when you try to evict someone. You should start friendly "eviction" proceedings against your friends (on paper, of course) and allow them to work the screwed up legal system the way the renters did my brother. Should buy them at least 4 to 6 months because the judge shouldn't be able to force you to do something illegal.
