I have a hard time feeling sorry for him in this situation. For one thing, calling someone in New York for a Wisconsin property issue is kind of a bad idea to begin with. Commenting on the Land Contract is difficult to do without acutally seeing the document, but typically the holder of the land contract just can't say pay or leave unless there is default involved. I've worked with plenty of Wisconsin foreclosures so I have a hard time feeling badly for this situation.
