the good thing about these loans is the fact that you get lower payments at first to help get you into the house and settled. bad side is the rate is usually variable.

Sue says NO NO NO NO NO!! 3-5 year ARM. Interest only loan leaves you with no less principle than when you started = no equity. Especially in a cooling market.

It looks like an addition - like the house used to be a typical Cape with two dormers in the roof, then they connected the dormers and added that foyer room above. It makes the space useful too - both my parents grew up in Capes with dormers and hated the clipped ceilings in the upstairs rooms.

We looked at an ARM, we looked at an 80/20 split to avoid PMI, but, wound up finding a plan with PMI, 100% financed, no ARM, and locked in a 6.5% rate.

It got inspected yesterday, nothing major wrong with it, just a few updates that we'll need to make(three-prong outlets, etc.).

Todd, didn't expect to see you show up here! Thanks for the compliments!

Now we just wait for the Radon report to come back, and then it looks like we're moving!

The little jut above the door way is what looks like an added sitting area. It's right at the top of the stairs, and there's a small cabinet there for storage.

That's pretty much the same financing arrangement we went with, except we put down about a 5% dp.
The PMI kinda ticks me off, but we're working to get rid of that swiftly.

We went with a 1/1 ARM, starting at 4% with only 3%DP. Our appraisal was spot on then the market jumped and a few similar houses in our neighborhood sold for 50K more than ours not to mention our lot has more land.

This year it will likely got up to 5% = $120/mo.

You know... I just looked at our land again.

I was off... it's ~7k ft/sq.

We managed our mortgage w/ no DP, but we'll gain equity pretty quickly.
