You've got a good point, but I don't know if that's my MAIN selling point.
A girl I date built a brand new house, and boy was that layout horrible. Kitchen that opened up to the living room, where there was a fireplace, smack dab in the center of the only usable wall in the entire room. She had them cut out a cubby-hole above the fireplace to put her tv, which looks terrible.
I think people get so excited at the thought of a new house, and see that nice fresh paint everything looks perfectly built, that they forget about the actual layout of the house. If I build a house, I will be designing it myself.

one of the biggest buying points of my house was the potential for a room in the basement to be turned into a home theater paradise. (Currently in the building stage).
