yeah I know i have alot of yard work to do. I want to redo the backyard. I'm gonna borrow a skidsteer and make a swail to divert the watershed away from the house. Also smooth out the transitions back there. Front yard I have to knock down the chimney(it's crumbling and unused)level the font porch/concrete stoop,and do something about the old wooden steps to the sidewalk from the road. The basement will be gutted and stripped to bare walls. 2 bedrooms will probably get gutted also to open up the closets. I have alot of Oak flooring to refinish throughtout the house,remodel the kitchen,blowout a few walls,remove all the carpeting,and probably 1000 more small jobs.
Come spring i hopefully will have sold and saved enough to level the garage and rebuild a bigger one further back on the property I need a 3 car garage
Good luck with the remodeling! We've been doing that to our house slowly for the last 8 years!!! I also have 5 lil brothers, so my dad hardly has time to work on the house sometimes. I've been helping out lately, but the house is just a never-ending project!!! Lookin forward to the meet. I have a couple more mods done!!!

Congrats Tony! Soooo, u live closer to me huh? hehe, to bad your not within spud gun distance otherwise you would hear from me more often than you would like to! I too am going through the home buying/building faze... I have a discount of 10% on any home I build through the company I work for, and me doing most of the subcontracting for myself will save me another good 10-15%. I should probably build within 2 yrs..... anywho - good luck with remodeling. - JOE

too bad you can't build now Joe. The rates are still down low. Who knows where the hell they'll be in 2 years  Well onto remodeling...more like demolition. My dada helpes me again yesterday and today. We only spent about 6 hours combined the 2 days at the house and we have got about 4 good truck loads of old,musty,rotting wood out of the basement,garage and house. It made a huge difference in the basement. That stage of demo is about half done. The upstairs is getting there I still have more carpeting to remove. The garage is also almost empty. if the damn old homeowners would have took everything I wouldn't have had so much crap to remove  But whatever time will tell  OH and yes a mortgage is good debt...its an investment

The houses in west allis that I looked at all had an estimated property tax of between $2500 and $3,500. Granted I might not looking at houses as large as what you have.

My house is only 1100 sq ft!!!! And it had an addition put on 50+ yeras ago that really fuggin sux. I'm actually thinking about knocking it all down and just doing it over or leaving the house smaller.  Talked to the old neighbor...cool cat for sure. Got some insight on my house and some of the previous owners.  Unfortanately there was at least one jackass that owned the house. And lucky me I'm pulling out all the crap he put up. 40+ years ago
